Buying a Home is an Emotional Experience

It's far too easy to become attached to a home. I'm here to provide you with an independent, professional opinion so you can make the right choice.

A home inspection is an objective visual inspection of the physical structure and systems of the home. The inspection will arm you with detailed, unbiased information.

I'll uncover building defects, necessary repairs, safety hazards, and preventative maintenance issues that could cost you a lot of money down the road. I'll also help you understand which problems are major, and which problems can be corrected inexpensively.

Licensed Mold Inspections

Mold is a major concern when buying a new home, or any property, as it can pose a significant health risk for infants, the elderly, and individuals with asthma or other risk factors. As a Texas Licensed Mold Assessment Technician, and an InterNACHI Certified Mold Inspector, I'm proud to offer you a more detailed look at your home. I offer two tiers of mold inspections to meet your specific needs and determine if mold growth is present and to what extent.

Hire a Home Inspector Who Has Your Best Interests in Mind

You probably won't get to meet your home inspector before hiring them, so it's important to find someone who is dependable, trustworthy, and properly certified. Make sure you're hiring a home inspector who has your best interests in mind.

I've been certified by the American Home Inspectors Training Institute (AHIT) and have the experience and knowledge to ensure that you're armed with the best information possible.

I also encourage my clients to be present for the inspection, where I'll educate and familiarize you with your new home.

Your Home Inspection Report

Once a home inspection is completed, we can provide a preliminary report via email onsite to give a general idea of the property condition. We will then review all of our notes and write a comprehensive inspection report that will be delivered to you within three days. Our inspection observations will be clear and concise, and our recommendations will be thoughtfully presented — giving you a firm grasp on what your property has to offer and what type of improvements are needed. We will also include high-resolution photographs and video of the inspection problem areas. Should you have any questions about your inspection report, please give us a call and we will be pleased to provide you with any help you may need.

We also provide digital backups to the traditional hardcopy & email reports as well as a video record of the entire inspection process. There is an extra charge of $45 for USB drive backups

A Home Inspection Is about More than Saving Money

Buying a new house is scary, especially for first-time home buyers. Many problems can be hidden or require a trained eye to notice. Any one of these problems can turn a home into a money pit, or even put your family in danger. That's where I come in. A professional home inspection from I & O Inspections will help put your mind at ease and make the buying process easier.
